Residential Development

The Greenbrier-Forsyth, Illinois

The Greenbrier is a 70-lot development located on the west side of the Village of Forsyth.  Lots, ranging from $42,500 to $75,000, were sold out in March 2006.

Apartments/Townhomes

Benton Apartments-Benton, Illinois
42 Units

Constructed in 1999, Benton Apartments is a senior development next to the town hospital consisting of 21 duplexes with IHDA funding. It is a very attractive development. It also includes a clubhouse and a manager’s apartment.

Bradley Apartments, Phase II-Bradley, Illinois
47 Units

Completed in 1998 as an IHDA senior development, it has been 100 percent full from the time it was completed. Today, it has a substantial waiting list. This apartment complex also includes a clubhouse and manager’s apartment.

Heritage Fields Apartments-Decatur, Illinois
37 Units

Completed in 2004, Heritage Fields Apartments was a HUD project for Heritage Behavioral Center. It consists of seven buildings that include 2– and 3-bedroom apartments and a community building.

Hickory Point Apartments-Decatur, Illinois
80 Units

Built on Decatur’s north side in 1995 near the Hickory Point Mall, the apartment complex houses families and seniors. Horve Builders developed, built, and manages the property. It has stayed 100 percent full since it's opening.

Mt. Vernon Condominiums-Decatur, Illinois
24 Units

Completed in 1996 near the Decatur Country Club, these town-homes are as nice as any in central Illinois.  Each town-home includes at least 2500 sq. ft. of living space, 2-car garage, and full basement.

Shelbyville Apartments-Shelbyville, Illinois
35 Units

Built in 1997 as a combination family/senior complex near Lake Shelbyville, this IHDA project consists of 7 duplexes, five 5-plexes, and a clubhouse.

Town Center Apartments-Champaign, Illinois
44 Units

This complex is as nice as any conventional apartment complex in the Champaign/Urbana area. It consists of twelve 12-unit, 2- and 3-bedroom apartments with 900-1200 sq. ft. per apartment. There is a 3-acre park and clubhouse with a pool in the development. The development is located next to the Market Place Mall. Financing consisted of IHDA risk sharing and was completed in 2000.

Village Green Apartments-Flora, Illinois
52 Units

Completed in 1997, this IHDA financed project includes a clubhouse and manager’s apartment. There are 8 single-story buildings made up of 5-, 6-, and 7-plexes, built for low-income families.

West Mound Apartments-Decatur, Illinois
192 Units

Built, developed and managed by Horve Builders in 1980 using HUD 221 D4 and conventional financing. This development stays 100 percent full and continues to be one of Decatur’s premiere apartment complexes. This development consists of six 3-story, 32-unit buildings.

Harbor Place-Decatur, Illinois

Completed in December 2005, this 8 unit IHDA financed project includes 1 & 2 bedroom units and a community building.  These units were built for Dove, Inc. as recovery homes for women with families.

Marion Corner Apartments-Carthage, Illinois

A 10-unit HUD apartment complex for seniors in Carthage, Illinois.  Construction on this project began in July 2007 and was completed in June 2008.

Warren Achievement Center-Monmouth, Illinois

A 9-unit apartment building for seniors in Monmouth, Illinois.  Construction began in August 2007 and was completed July 2008

Creekside Terrace-Cissna Park, Illinois

A 16 unit HUD apartment building for seniors in Cissna Park, Illinois.  Construction began in January 2008 and was completed in September 2008.

Villas at Heritage Woods-Centralia, Illinois

These are 50 unit duplexes housed in three types of buildings.  Type A are 1 bedroom, type B are 2 bedroom and type C is a one bedroom on one side and a two bedroom on the other.  A community building was also included. Construction began in June 2008 and was completed in April 2009.

Independent / Assisted Living Facilities

Albany Place Townhomes-Decatur, Illinois

The Albany Place Townhomes consist of 37 single-story duplexes and quad-plexes for active adults 55 and over. The condominiums were built from 1998 to 2001. The developer has plans for additional units at this adult community located off Route 36 southeast of Decatur.

Eagle Ridge Supportive Living-Decatur, Illinois
76 Units

Finished in 2003, the Eagle Ridge Supportive Living Facility was at 100 percent occupancy prior to completion. Each studio and 1-bedroom unit contains a full bath and kitchenette. The building houses an exercise room, salon/barber shop, dining room, and activity room.

Hickory Point Christian Village Duplexes-Forsyth, Illinois

Completed in three phases from 1997-2000, it is one of the finest active adult communities downstate. Built in duplexes, these town-homes contain 1200-1500 sq. ft. of living space and a 1– or 2–car garage. This project is located on Decatur’s north side near the Hickory Point Mall.

Lakewood Tower Senior Apartments-Lake Villa, Illinois
80 Units

This 80-unit senior housing project was constructed in 2003. The building is six stories with 60,000+ sq. ft.

Tanglewood Village Retirement Center-Decatur, Illinois
80 Units

Completed in 1997 on Decatur’s south side, this independent living facility was a true test to complete. Horve completely remodeled an old abandoned nursing home and converted it into a viable independent living facility that houses many of Decatur’s finest residents.

VA Danville Senior Apartments-Danville, Illinois
42 Units

This unique IHDA-financed development is on the Veterans Administration campus in Danville in two 3-story buildings originally built in the early 1900s. It is a senior apartment project that was a conversion/remodel to apartments. It is located in the two buildings on the campus next to the Danville Community College.

Imboden Creek Gardens-Decatur, Illinois
44 Units

Completed in 2003, Imboden Creek Gardens is an assisted living facility on Decatur’s south side. It consists of studio and 1-bedroom units along with exercise rooms, dining room, salon/barber shop, library, and activity rooms.

Prairie Living at Chautauqua Assisted Living-Carbondale, Illinois

76 Units

This Prairie-style building was completed in November 2004.  IHDA assisted in the financing of this 76-unit assisted living facility located downstate in Carbondale, IL.

Hickory Point Christian Village Assisted Living-Forsyth, Illinois

Located next to the Hickory Point Christian Village duplexes in Forsyth, this assisted living and memory care facility was completed in February 2006.

Bowman Estates Supportive Living Facility-Danville, Illinois

Completed in February 2005, each studio and 1-bedroom unit contains a full bath and kitchenette.  The building houses an exercise room, salon/barber shop, dining room, and activity room.

Victorian Woods-Decatur, Illinois

This Senior Living project, completed in August 2006, was a HUD financed project consisting of a 3-story, 60-unit building.

Joshua Arms-Joliet, Illinois

This HUD project was the remodeling of floors 1-5 of an 18-story existing senior facility.  The remodeling added a commercial kitchen, dining area, and offices.

Prairie Winds Supportive Living Facility-Urbana, Illinois

A 67,596 square foot, 92 unit Supportive Living Facility located in an active retirement setting.  The Supportive Living Facility was completed in April 2007.  The site also consists of 21 duplexes for the 55 and older community.

Wabash Christian Retirement Center-Carmi, Illinois 

This 49-unit assisted living building, which is located next to a nursing home, offically opened for business in July 2007.

Washington Christian Retirement Center-Washington, Illinois

This 60-unit assisted living facility was built across from the exsisting nursing home and was complete in September 2007.

Heritage Woods of Rockford-Rockford, Illinois

New construction of a 73,224 square foot, 99-unit, 3 story wood framed Supportive Living Facility was complete in September 2007.

Heritage Woods of Yorkville-Yorkville, Illinois

A 61,187 square foot, two story, wood framed Supportive Living Facility in Yorville.  Construction began in November 2006 and was complete in December 2007.  This project consisted of modular units and a stick built portion.

Glenhaven Gardens SLF-Alton, Illinois

A 68,945 square foot, two story wood framed building houses a 92 unit Supportive Living Facility on the Alton Memorial Hospital campus.  The SLF was completed in February 2008.

Heritage Woods of Batavia II-Batavia, Illinois

An addition of 55 units to the existing Heritage Woods of Batavia Supportive Living Facility, this three story wood structure was completed in February 2008.

Heritage Woods of Moline-Moline, Illinois

A 73,400 square foot, 3-story, 99-unit Supportive Living Facility in Moline, Illinois.  Construction began in early Spring 2007 and was completed in March 2008.

Heritage Woods of DeKalb-DeKalb, Illinois

This 56,868 square foot Senior Living Facility consists of 2 stories and 76 dwelling units. The project began in June 2007 and was completed in June 2008.

Living Springs SLF-McHenry, Illinois

A 2 story, 100 unit Supportive Living Facility in McHenry, Illinois.  This project consisted of modular living units with Horve Contractors building the core of the building.  Construction began in Summer 2007 and was complete in June 2008. 

Evergreen Place SLF-Litchfield, Illinois

A 54,291 square foot, 3 story, 69 unit Senior Living Facility in Litchfield, Illinois.  This project began in early Fall 2007 and was completed in January 2009.

Primrose SLF-Decatur, Illinois

A 68 unit, 2 story, wood framed Supportive Living Facility with an attached multiple car garage.  This SLF also includes a pool hall, garden cafe, ice cream parlor, theater and beauty shop.  There are also additional villas behind the facility.  Construction began in October 2007 and the project was completed in January 2009.

Senior Estates SLF-Bolingbrook, Illinois

A 75,629 square foot, 105 unit, 3 story wood framed building in Bolingbrook, IL.  Construction began in early 2008 and was completed in February 2009.

Parkview Place of Sterling-Sterling, Illinois

A 56,868 square foot, 2 story, wood framed structure that has masonry face brick and vinyl exterior siding.  This Supportive Living Facility houses a salon, activity room and TV lounge.  Construction was completed in 2009.

Deer Creek Manor-Deer Creek, Illinois

This 25 unit senior living apartment complex is a 2 story, wood framed, HUD financed Lutheran Social Services project. It was completed in 2009.

Prairie Living West-Carbondale, Illinois

A 44,667 square foot, three-story wood framed supportive living facility with 47 one bed units and 3 two bedroom units. Site work includes roads and infrastructure for seven villa (duplex) sites. Construction began in October 2009 and was completed in July 2010.

The Glen at Belvidere SLF-Belvidere, Illinois

A 120 unit, 94,845 square foot, three-story, structural steel, lightguage metal framed, concrete planked supportive living facility. Common areas consist of a commercial kitchen, dining room, offices, exercise room, library, laundry room and sitting areas. The building sits on 7.5 acres which includes detention areas, parking, garden areas, walking paths and a gazebo. Construction began in January 2010 and will be completed in March 2011.

Prairie Meadows Homes-Hoopeston, Illinois

Twenty-five single family homes with infrastructure. Homes are one and two-story with one car garages. Square footage of homes range from 1050 square foot to 1350 square foot. Infrastructure includes extension of city water mains and sanitary sewer lines, sanitary pump station, concrete streets with valley gutter, and storm sewer piping and detention system. Construction began in June 2010 and will be completed in March 2011.

The Country Inn & Suites hotel is a 3-story, limited service hotel with a breakfast room, meeting room, exercise room, indoor swimming pool, and whirlpool spa.

Completed in June 2000 by Horve Builders, the Courtyard by Marriott is a combination steel and wood frame 4-story, 121-unit full service hotel with a restaurant, lounge, library, meeting room, exercise room, indoor swimming pool, and whirlpool spa.

Holiday Inn Express & Suites-Phoenix, Arizona
119 Rooms

Completed in June 1999 by Horve Builders, the Holiday Inn Express & Suites is a masonry and pre-cast concrete, 4-story, 119-room limited service hotel with a meeting room, exercise room, swimming pool, and whirlpool spa.

Springhill Suites by Marriott-Bolingbrook, Illinois

 82 Rooms

Completed in September 2000 by Horve Builders, the Springhill Suites by Marriott is an all wood frame, 3-story, 82-room, limited service hotel with a breakfast room, meeting room, excersise room, indoor swimming pool, and whirlpool spa.

Hilton Garden Inn-Phoenix, Arizona
93 Rooms

Completed in June 2000, the Hilton Garden Inn is an all wood frame, 3-story, full service hotel with a restaurant, pool, spa, exercise room, and meeting rooms. The University Conference Center, located next door to the hotel, was completed in 2001.

Hilton Garden Inn-Champaign, Illinois

The former Chancellor Hotel in Champaign was remodeled/retrofitted into a 7-story, 99-room Hilton Garden Inn.  The hotel now includes a restaurant, bar and indoor pool.  A 19,000 square foot conference center was attached.  The hotel opened in October 2006.

Homewood Suites-Champaign, Illinois

Located next to the newly renovated Hilton Garden Inn in Champaign, this 4-story, 100 room Homewood Suites offers extended stay facilities to guests.  The hotel openend in April 2007.

Homewood Suites-Forsyth, Illinois

This 82 unit, extended stay hotel began construction in September 2007.  It offers a pool, exercise room and activity court.  The hotel opened for business in October 2008.

Restaurants & Other Projects

Applebee’s Restaurant-Forsyth, Illinois

Constructed in 1994, Applebee’s Restaurant is a thriving restaurant in the Forsyth/Decatur area.

Forsyth Professional Building-Forsyth, Illinois

Constructed in 1998, Forsyth Professional Building is a single-story building with thirteen separate offices for lease.

O’Charley’s Restaurant-Forsyth, Illinois

One of the newest additions to Forsyth-area restaurants, this O’Charley’s restaurant opened in late 2001. Another O’Charley’s was also completed in Springfield, Illinois, in early 2001.

Lowe’s-Forsyth, Illinois

Completed in 1993, Lowe’s is located on US Route 51 North in Forsyth.

Hickory Point Golf Course Clubhouse-Decatur, Illinois

Completed in 2002 for the Decatur Park District, the Clubhouse includes a restaurant, bar, pro-shop, and meeting rooms.

Shoppes of Riverwoods-Riverwoods, Illinois

Completed in 2003, this 30,000 square foot strip center has space for 12 tenants.

Kids N' Fitness-Forsyth, Illinois

Complete in October 2005, this 8,680 square foot steel building was an addition to an existing daycare facility.  The addition included a swimming pool and gymnasium.

Liberty Plaza-St. Robert, Missouri

This 18,696 square foot, one-story retail center is located on a 2.22 acre site off of Interstate 44 in St. Robert, MO.  Horve was also responsible for site utilities and earthwork for two out parcels.
